I came across a post on Reddit about the hidden "Bank_Warning" field, but is there a specific combination of which number goes in here, how much in debt and anything else that would guarantee their willingness to sell to me?

That would be to edit the bank warnings number. Otherwise it can take a long time because of the size, prestige and owner finances despite the finances being in the red.
It was a few years since I did this, but try to bump the bank warnings to 5 or 7. Don't remember right now what the roof is.
